Rarely is a Standard Model at a developer or builder's new home community standard. Models are usually highly upgraded, and the builder's representative will be happy to show you even more upgrades available for the model you choose. The term used for these upgrades is ATC as in "added to contract".

Be aware of the "bells & whistles" in the model home. These ATC's are the upgrades to the standard model. Builders make a lot of money on ATCs and their representatives are highly motivated to help you raise the purchase price of your new home.

Popular ATC's are:

  • Tile flooring often often is installed in areas other than the "wet" areas in Florida. Many people like tile in hallways, dens and bedrooms. Careful, this can encompass a very large square footage and become expensive! "Wet" areas are entry door, bathrooms, in front of the kitchen sink (it's not always the entire kitchen/eating area) and the area in front of the laundry utility sink.
  • Extra light switches, phone jacks, fan support braces in the attic and extra electrical outlets are perhaps the most desirable upgrades. The standard for most builders is three electrical outlets/switches in each room. With today's communication systems, adding phone and cable connections is smart. The standard usually is three phone jacks and cable jacks for the whole house.
  • Carpet and tile upgrades require caution. The model has the best of the best in flooring. The carpet in the model probably is Level 5 or Level 6 instead of the standard Level 1 carpet. This is another upgrade that can become very expensive because of the square footage involved.
  • Pools and Spas are popular in Florida. They are sub-contracted by the builder to a pool company. If you do not want to have a pool right away, consider having the "futures" of the electric and water connections put in at time of construction. You can put the pool in later. Chances are you will save a lot of money if you contact a pool company after closing.
