A. Your credit rating is based on a combined score generated from three credit bureaus who look at your credit history, amount of credit available, and recent inquiries to determine what’s called your FICO score.

Q. What is title insurance and why do I need it?
A. Basically, title insurance assures that you have clear title to the home you’re purchasing. A title search is the primary component of “due diligence,” a process that will be started either by your attorney, if you are using one, or by the title company you choose. The title search determines whether the seller actually owns the property and if there are any claims against it.

Q. What's the connection between thunder and lightning?
A. Lightning is the discharge of static electricity that builds up in cumulonimbus clouds. As the electricity moves through the air, it superheats the air. This causes the air through which the electricity passes to expand very rapidly. This rapid expansion creates a shock-wave that move outward from the lightning bolt. This shock-wave is what we hear as thunder. Lightning cannot occur without thunder. However, depending on just how you define it, I suppose that just about anything that generates a shock wave can be considered to create thunder.

Q. Is hiring a home inspector worth it?
A. Typically, real estate contracts contain a provision giving homebuyers a set number of days, usually ten, in which to have a home inspection completed. The importance of exercising that right can't be overemphasized.

The trained eye of a professional home inspector is much more adept than that of the average homebuyer at detecting flaws, said Frank Lesch, president of the Great Lakes Chapter of the American Society of Home Inspectors.

Home inspectors find problems that buyers can require sellers to repair or that may help them negotiate a lower price. They also can uncover problems serious enough to squelch the deal. And inspectors are knowledgeable about home maintenance and will offer tips on repair and upkeep as they conduct their inspections.

Q. How can I make moving easier?

A. Many people find the thought of moving overwhelming, as well as busy families and professionals who don't have time to handle the arrangements themselves. To help you and your family plan and prepare for a residential move here are a few simple tips that can make it go smoother...

  • Mark your cartons for rooms in which they belong.
  • Take your child's school records. These usually are required when registering for a new school.
  • Pack phone books from your old town. You might think you'll remember the numbers you called frequently, but most likely you'll spend a small fortune on directory assistance charges to contact old friends or tie up loose ends.
  • Don't forget to finish your business with local services, such as picking up your dry cleaning.

  • Fill out a change-of-address form at the post office.
  • Clean the house you're leaving, or make arrangements for a service to do the job for you.
  • Leave the electric garage-door openers for the new owners.
  • Make arrangements for moving plants and animals, since most moving companies don't transport them.
  • Retrieve documents from your safe deposit box. It's a good idea to open a checking account in your new hometown a month before moving so you can have immediate access to your account.
  • Collect the spare house keys you have given to neighbors and friends.
  • Hiring a moving company can effectively address the expenses and exhaustion involved in moving.
Q. How many homes should I plan to view and how should I make the final decision?
A. If the real estate market has inventory then you should view a number of homes so you can become familiar with what you can expect to get for your money. If you already know which neighborhood or community is most suited to you and your family's lifestyle this will allow you to concentrate on viewing homes in that area. If you aren't sure which neighborhood or community is the perfect match for you then some research is in order to narrow down potential areas, or plan for the several days Grand Tour becoming acquainted with the Gulf Coast areas and viewing several homes in each.
